What the list tells you
Three things cause most of it: airflow (dryer vents, fridge coils), blockages (pump and dishwasher filters, drains) and wear on small mechanical parts (locks, switches, rollers, pulleys). None of those is the expensive part of the machine. That's why most of our visits end with a repair that's worth doing, and why the written finding tells you plainly when it isn't.
The exceptions are sealed-system faults on fridges and tub bearings on older front-load washers. Both are flagged early in the diagnosis, with the price, before anything is taken apart.
Prevent the top five
- Clean the dryer vent yearly and the lint screen every load.
- Empty pockets and clean the washer pump filter every two months.
- Vacuum the fridge condenser twice a year and keep freezer vents clear.
- Clean the dishwasher filter monthly and use rinse aid.
- Wipe oven spills by hand; skip self-clean.
